Say you had the option to purchase a one bed apartment, fully furnished, with excellent views to the sea or mountains in a breathtaking location. You buy the apartment for £35,000, and are looking forward to your sunny holidays at the resort, or just lazing around on the beach. When you're not using it, you rent it out through a management company, or to your friends and family. Sound familiar? Yep, it's your box-standard overseas investment.

But here's the twist. What if you realised in 5 years time that the apartment is not really for you, or it's not delivering on its promises? What do you do? Well, you walk back (or swim back, if you prefer) to the developers, hand back your keys, and get a full refund PLUS a guaranteed 50% return on your investment.

How Does it Work?
Investors have an option to purchase a range of 1 and 2 bedroom apartments starting from £35,000 with stunning sea and mountain views. All apartments are fully furnished and available with freehold titles.

The entire project is split into two phases. Phase 1 apartments will be completed by end of 2007, and phase 2 will be completed by March 2009. Both phases have an easy payment plan, and investors can also obtain finance on 50% loan-to-value.

Once the apartment is ready for occupation, investors have the choice of using it themselves as a holiday home, or renting it out, or handing it back to the management company to rent and manage - thus making it a hassle free investment.

The five year “trial-period” begins once the keys are handed over to the investor. During the course of those five years, the investor can then earn money by renting the apartment individually, or through a rental pool. The money back guarantee is backed and undersigned by an independent bank that offers additional security to the investor.

Once the five years are up, the investor can then decide what they want to do with the apartment. If they wish, they can return the apartment back to the developer get a full refund - with profit of 50% on their original purchase price. Alternatively, if they decide to keep the apartment for long-term, they can pay a small fee and have the contracts fully assigned to them, thus claiming ownership to the freehold apartment.
