The ongoing upgrading of Muizenberg in Cape Town and its surroundings is expected to generate R2 billion worth of development over the next 4 years. This has resulted in a 46% year on year increase in residential property prices – one of the highest upswings in the Western Cape.

The developers will be contributing to the Muizenberg boom by launching a R206 million project aimed at being "the most sophisticated beachfront apartment complex yet seen on this side of False Bay".

The project being referred to is "Aspect" - a seven story crescent shaped block, terraced at both ends. Sited on the eastern side of Sunrise Circle, the intersection of Baden Powell and St Georges Drive, it is conveniently placed to serve both the business and recreational nodes of the Cape Peninsula.

All 138 apartments in the complex will be sold under sectional title and almost all have sea and mountain views. To the make the most of these, the architects are glazing the full front façade from floor to ceiling on each level as well as the central core, which houses two scenic glass fronted lifts.

Prices have been pitched from R 895,000 for a one bedroomed unit, with the two bedroomed units averaging R 1,275,000. The penthouses range from R 2,2 million to R 3 million.  On offer are one and two bedroomed apartments with the top level of the building comprising five luxury penthouses, complete with a 7th floor private pool.

The one bedroomed units will be approximately 56.7 - 76m² in size; the two bedroomed units start from 92m² in size, excluding the balcony. Penthouses will on average have 150m² of floor space and will be accessed by “Royal Aspect” dwellers only.

Besides having a rooftop wind-protected swimming pool, the penthouses also have an exclusive sauna and recreational facility. The remainder of the residents will have the use of a similar but far larger recreational area on the ground level between the two wings of the northern side of the building, north-facing and essentially wind-free.

Buyers will have the option of upgrading their units with a wide range of extra luxury items such as stainless steel appliances, down lighting and underfloor heating. Data cabling for DStv and internet connectivity will be standard on all units.

Prices average R 16,000 per square meter, which is approximately 30-40% less than similar blocks at the Strand and Blouberg, and less than half the price of similar complexes on the Atlantic Seaboard.
