BMV properties in the UK

Over the past 12 months, the number of property repossessions in the UK has soared. Desperate sellers have been trying very hard to find buyers for their properties to avoid repossession, and have been giving their properties away for 20-30%, below RICS valuations. Where the properties have been repossessed by the banks, the prices can go down as much as 40% below RICS valuation.

Over 90% of our UK repossession properties are bank repossessed, and are being discarded for a quick sale. Hence, these properties come with huge discounts (off RICS valuations) and built-in equity of anywhere between 25% - 40%! Every property is inspected and valued by independent RICS surveyors and in most cases, there are 2-3 different surveys done to establish the correct market price (and hence, the discount price). We provide copies of these valuations to all clients that decide to move forward.

BMV properties in Spain

Due to massive over supply, property prices in Spain have also fallen. Like many economies, property sales and lending have collapsed in Spain as the situation is compounded by chronic overbuilding. However, even with its fair share of problems, Spain still remains as the one most popular place abroad for British property investors.

Like the UK, some of the large scale developers, investors and holiday home owners who bought at the boom of the market, and paid well over the odds are now struggling to keep up with their mortgage repayments and are off loading their properties at fantastic discounts of up to 45% off market value. In some cases, where the Spanish properties have be repossessed by the banks, they are being packaged and offered with very little money down with finance in place.
